Sloan Properties Seasonal Rentals FILE: Form #2 POLICIES 09/01/13
1. Check-In, Check-Out Times
Check-In Time is 4:00 pm on
the first day of the lease (unless otherwise specified).
Check-Out
Time is 10:00 am on the last day of the lease (unless otherwise spec.).
2. Length of Stay
Minimum one-month
stay- any calendar month or (any 30
consecutive days, 29 nights).
Minimum two-week
stay- (any 14 to 29 consecutive
nights) rates based per night.
Minimum one-week
stay- (any 7 to 13 consecutive
nights) rates based per night.
Minimum three night
stay- (any 3 to 6 consecutive nights)
rates based per night.
(Note: Any stays less than a one month term during High Season and Summer Season are deemed as fill-ins and may only be reserved one month or less, in advance of stay, with exception of the Shoulder Season (unless otherwise noted). Less than one month stays during Shoulder Season may be reserved at any time.
3. Change Reservation Policy
There is a $50 fee to
change reservation (based on availability at the time of request). Requests
must be made in writing before a new lease can be drawn.
4. Cleaning Service Fee Policy
Optional
bimonthly maid service and mandatory exit cleaning is provided at cost per cleaning of $65 (for studios
and one-bedroom apartments) and $75.00 (for two-bedroom apartments). This
fee is in addition to rental fees charged. The total cleaning costs will be stated in application formÉ. If
guest chooses to forgo bimonthly maid service, mandatory exit cleaning will billed
to the tenant per actual time spent cleaning the apartment.
5. Linen Laundry Service Fee Policy
Intermittent
linen laundry service is offered (upon request) at a fee of $15.00. This
optional service provides fresh linens and towels. (Note Ð If you choose not to request this service-
there is a coin operated laundry facility on the premises for your convenience.
When laundering our linens and towels please do not use chlorine bleach nor
wash with other non-colorfast items. Thank you).
5. Guest Policy; Smoking & Pets

6. Damage Policy
Any damages will be
deducted from the $450.00 security deposit. Any damages exceeding $450.00 will
be deducted from the authorized credit card account. A detailed inventory will
be provided at the unit for your review at the time of check-in.
7. Accommodations
These accommodations are restricted to the number of occupants as described in your lease. Any use of the property other than strictly family vacation purposes is restricted. Wedding receptions, parties, or functions held on the property are not permitted without specific permission in writing from Sloan Properties. Additionally, please note that Wifi Internet and Satelitte TV services are provided as a complementary service to our guests and we make no guarantee or warranty as to service availability during your stay.
The information provided via the website, while deemed reliable is not
guaranteed. Apartments offered for rental are individually decorated and furnished and reflect the theme incorporated into
each design. Some changes or substitutions
may have been made over time due to damages or breakage. Every effort has been made to
assure accurate descriptions. Changes in inventory or items and/or decor occur
from time to time and such changes will not void or alter the terms of the
rental agreement. Distances to the beach and
Atlantic Avenue
are approximate. Sloan Properties will not be held responsible
for any amenities, which are closed down for maintenance purposes or inoperable
conditions.
8.
Security of the Apartment and its Contents:
When
you lease the apartment, you assume full responsibility for it and its
contents, as well as your personal property. Always lock the doors and windows
when you leave. Lock your automobiles and put away any rental equipment. Any
use of rented equipment by the Guests is strictly at your own risk and
liability and could cause you to incur additional expenses.
