Reservations
To reserve a rental apartment a simple application is
required, as well as a $450.00 deposit (and a one-time $50.00 application fee
for leases longer than 2weeks). The application will be sent to you via fax (or
Email). Once the application and (app fee/ deposit check) are received by our
office it will be processed and the apartment will be reserved for you. If you
choose to reserve the apartment immediately, please fax back the application
along with a copy of the check on the same date that you mail them and the
apartment will be tentatively reserved for you upon receipt of the fax.
Once the application is processed and approved, the
$450.00 is converted into a security deposit and the reservation is confirmed.
The security deposit will remain on account for the term of your lease and be
refunded to you after a checkout walkthrough and inventory checklist review and
all utility bills regarding your apartment have been received (always within 30
days of your departure). If for some reason the application is not approved the
$450.00 will be refunded to you immediately after the funds are cleared.
Short Term leases (shorter than 4 months)
Upon approval a lease would be emailed to you for your
signature (to be returned via fax). At this time a deposit equal to 25% of the
total lease cost is due including Fl sales & tourist development tax, exit
cleaning service charge (and any intermittent housekeeping and/ or linen laundry
service fees, if this is included in your lease). One month prior to the
beginning of the shoulder season (Sept 1) you would be billed an amount equal
to 50% of the total lease cost. This invoice is due on October 1st. If your
application approval occurs after October 1st, you will be billed immediately
for this amount. The 25% balance (which will also be billed to you) will
be due one month prior to your arrival.
Long Term Leases (4 months or longer)
Upon approval a lease would be signed and you would be
billed for the first and last monthÕs rent, including Fl sales & tourist
development tax (if applicable) and a security deposit equal to a full months
rent. This amount is due prior to move-in. Each consecutive monthÕs rent, along
with any intermittent housekeeping and/ or linen laundry service fees (if this
is included in your lease) would be due on the 1st of each month and late on
the 5th of that month. You will not
receive invoices for monthly rental payments due.
Cancellations
One month or weekly leases may be cancelled at any time, without further
obligation to rent the apartment. However whatever deposit moneys have been
submitted will be forfeited.
Leases longer than one month would require a 50% cancellation fee (of the total
lease amount).
If full payment has been received you will be refunded
the $450.00 security deposit as well maid service and applicable linen laundry
service costs. If the apartment is successfully re-rented in full or in part
during your lease period you will also be refunded 50% per diem rental of your
lease.
Travel Insurance is highly recommended, as it can
protect you from incurring out of pocket cancellation costs should a medical
condition or other unforeseen event require you to cancel your visit.
All deposits, rents, and fees to be paid in U.S. cash or checks. All quoted prices are subject to local and state taxes. There are no refunds for early departures.
